PowerPac Holdings Ltd, along with their technical Partner Kajima Corporation, Japan, has been allotted 100 acres of land at Central Business District (CBD) area in Sector 19 at Purbachal New Town Project to construct the historic Iconic Tower.
The tower will consist of state-of-the-art international convention center and several other surrounding high-rise buildings for use for commercial, administrative and other mixed purposes.
The allotment procedure of 100 acres land was completed with payment of the required fund as per the auction document.
Ron Haque Sikder, Managing Director of PowerPac Holdings Ltd and authorised representative of Consortium of PowerPac Holdings Ltd and Kajima Corporation and Syed Qamrul Islam, Director and COO handed over a pay-order to Engr. Mosharraf Hossain, MP, Minister for Housing and Public Works and Abdur Rahman, Chairman, RAJUK at the secretariat in Dhaka on Monday.
As per the condition of the auction document, the preferred bidder has to pay 10 percent of the total value of 100 acres of land within 180 days from the date of the issuance of Probational Allotment Letter. RAJUK issued the Probational Allotment Letter in favor of PowerPac Holdings Ltd on July 26, 2018 and within two business days PowerPac Holdings Ltd handed over the pay-order of the same amount on July 30, 2018 instead of 180 days probation. RAJUK invited tender for leasing out 100 acres of land on July 17, 2017 and the auction was held on September 7 of the same year. The consortium formed jointly with PowerPac Holdings Limited, the country’s largest infrastructure development company under public-private partnership, a concern of Sikder Group of Bangladesh and Japan-based Kajima Corporation took part in the auction. PowerPac Holdings Ltd along with their technical partner Kajima Corporation, Japan gave the highest rate for each acre of land.
The ‘Kajima Corporation’, the second-largest construction company of Japan and the 19th in the world and having more than 100 years’ experience in building construction is the technical partner of ‘PowerPac Holdings Ltd’. According to the terms of the auction, there must be at least 3.5 million square feet ‘Buildup area’ and height of the building should be 200-metre, where Kajima Corporation’ possess 205-metre Grand Tokyo North and South Tower with a buildup area of 3.7 million square feet.
‘Kajima Corporation’ has a research institute of 70 years old which has long experience in constructing earthquake-tolerant buildings. Since 1989, completing the word’s first actively structural control building and having experience in completing more than 200 projects, since 1986 completing the word’s first earthquake protection and vibration isolation building and having experience in completing more than 300 projects. For better living in harmony with the natural environment, Kajima Corporation’s research and development is under way on improving the qualities of concrete, fiber composite materials and finishing materials on integrating technologies and saving labor in construction; and on developing renewal methods ranging from diagnosis through dismantlement to remodeling.
Kajima is researching and developing the wind-resistant design and safety of structural members or claddings of the wind-sensitive structures such as the high-rise buildings, large space structures and the long span bridges, using the highest-class wind tunnel facilities and numerical simulation techniques of the trades. Kajima is addressing the extensive subjects for providing good and comfortable building environment.
Research and development are carried out from various aspects such as HVAC (heating, ventilating and air-conditioning), acoustics and lighting in buildings, simulation techniques for the sound and thermal environments, building materials for humidity controls, and improvement of indoor air quality.Kajima Corporation is the authorized representative of Ministry of Land, Infrastructure, Transport and Tourism (MLIT) of Japan as the exclusive G2G partner of Bangladesh.
Established in 1949, Sikder Group also has a long experience in constructing multistoried buildings. During the 1970s and 1980s, Sikder Group was recognised several times by the World Bank (WB) because of its successful completion of different building projects. Presently, the Sikder Group is an active partner of multiple projects being implemented under PPP.
About 100 acres of land have been identified for a multi-story named ‘Iconic Tower’ with 100-142 storied under private sector, having world-class accommodation for both commercial and administrative use at the proposed Central Business District (CBD), Sector 19 of ‘Purbachal Newtown project’ of RAJUK. The proposed ‘Iconic Tower’ at Purbachal will be the pride of Bangladesh in South Asia.
